Do I need special insurance for Airbnb hosting?

This is critically important and often overlooked by new hosts. Let me break it down:
Airbnb's AirCover for Hosts
Airbnb provides free Host Protection Insurance that includes:
- $1M liability coverage per incident
- $3M damage protection for your property
- Pet damage protection
- Deep cleaning coverage
HOWEVER, there are gaps:
What AirCover Does NOT Cover
- Cash and securities
- Shared or common areas
- Wear and tear
- Your personal belongings in storage
- Intentional damage by you
What About Your Regular Insurance?
⚠️ Most homeowner's and renter's policies EXCLUDE short-term rental activity!
You should:
1. Call your insurance company and ask specifically about short-term rentals
2. Consider a landlord policy or short-term rental endorsement
3. Look into specialized STR insurance (Proper, CBIZ, Safely)
My Setup
I use my regular homeowner's policy PLUS Proper Insurance as a secondary layer. It costs me about $100/month but gives me peace of mind.
