I see a lot of "get rich quick" posts, so I wanted to provide a realistic look at what it actually takes to make a property cash flow in a 2025 market where interest rates and competition are high. 1\. The Acquisition (The "Boring" Part) I bought a 2-bedroom, 1-bathroom "Craftsman-lite" bungalow in early 2025. It wasn't a wreck, but it was "tired"—think beige walls and 2010-era laminate. Purchase Price: $415,000 Down Payment (20%): $83,000 Interest Rate: 6.8% Monthly PITI (Mortgage, Tax, Insurance): $2,850 Renovations & Furnishings: $35,000 (I did the painting and minor landscaping myself).
