When I started, Superhost seemed impossible. Here's exactly how I got there:
Superhost Requirements Recap
To qualify, you need (per quarter):
- โ 4.8+ overall rating
- โ 90%+ response rate
- โ 0 cancellations (by host)
- โ 10+ stays OR 100+ nights
My Strategy for Each Metric
#Rating: 4.8+ โญ
The secret: It's all about setting and exceeding expectations.
What I did:
1. Accurate photos - No wide-angle tricks that make rooms look bigger
2. Honest description - I mention the train noise, small bathroom, etc.
3. Exceed promises - If I say "coffee," I provide GOOD coffee
4. Quick problem solving - Fixed issues within hours, not days
5. The welcome basket - Guests feel cared for from minute one
My rating after 6 months: 4.94
#Response Rate: 90%+ ๐ฌ
This is the easy one:
1. Airbnb app notifications ON (all of them)
2. Response templates saved - Quick replies ready to go
3. Set boundaries - I reply 8am-10pm, not 24/7
My response rate: 100%
Average response time: 8 minutes
#Zero Cancellations โ
Never cancel. Period.
How I avoid it:
1. Block dates I'm unsure about - Better to lose potential bookings
2. Backup plans - Co-host who can cover emergencies
3. Buffer between guests - At least 4 hours for turnover
My cancellations: 0
#10+ Stays ๐
This was my biggest challenge with only 1 room.
How I hit the numbers:
1. Allowed 1-night stays initially (more turnover = more stays)
2. Competitive pricing to fill gaps
3. Last-minute discounts for empty nights
